About us
Hi, I’m Theo Simons, the founder of Rainlife Washing LLC and a student at Western Washington University!
I started Rainlife Washing in the summer of 2025 after my freshman year at WWU. It began as a way to make extra money for school alongside my job at a local coffee shop. What began as a small side gig that I ran out of the back of my mom’s PT Cruiser, quickly grew into something much bigger. Since then I’ve had the privilege of restoring over 75 properties in western Washington.
Growing up in the Pacific Northwest, I’ve seen how quickly moss, algae, and debris can build up on a home and cause serious damage. Much of the work I do involves helping homeowners deal with small issues before they turn into major repairs. I especially enjoy working with real estate professionals to prepare homes before they go on the market, where a simple exterior cleaning can make a noticeable difference in how a property sells.
Running Rainlife Washing while being a full-time student has been a great opportunity to learn through experience and build something of my own. I’m excited to continue growing the business and helping keep homes in Whatcom County clean and well cared for.

The main chemical we use to kill harmful growth is sodium hypochlorite, which is the active chemical found in bleach. We dilute this chemical with water and a small amount of soap which helps the bleach cling to different surfaces to clean them more effectively

We take several steps to protect your landscaping during the cleaning process. Plants and surrounding areas are thoroughly rinsed before, during, and after the service. Water naturally dilutes the cleaning solution, and once diluted it safely drains into the ground without harming grass, plants, or landscaping. Pets should be kept indoors during the service as a precaution, but once everything has been rinsed the area is safe for plants, lawns, and pets.
